If you own a construction company or are a building contractor, you realize there are plenty of risks for losses and damages. A tailored Builder's Risk Insurance policy can shield you from all the things that can go wrong while protecting you from financial devastation.
It doesn't take too much of an imagination for those in the industry to envision a collapse, fire damage, vandalism, water damage, building equipment and material theft along with other related damaging mishaps. House collapse:
The house that was being built by a reputable construction company occupied space in the middle of lowland property. It was there that the land grade slanted in the direction of the work site. Although the roof had recently been finished, the accompanying gutters and downspouts had not yet been installed. At this point, the heavy rains began and did not cease until after a month's time. The rain caused damaging water concentration around the home foundation. As a result, the basement's wall collapsed! Repairing the wall resulted in a 30-day pause in construction and other expenses.
Fire Damage
A general contractor was hired to work on a tall office building at the same time a subcontractor worked on building a staircase that led to the roof. The subcontractor's welding tool let off a spark that ignited a fire. This resulted in fire damage to the roof, sheetrock, insulated ductwork and heating unit. There also was water damage as a result of the fire department's efforts to put out the flames with their hoses.
Water Damage:
Three homes had been erected at the same site. The end home was ahead of the others when its basement was completed and it was the one that would be put up for sale first - in a week and a half. Just that day, the subcontracting plumber had installed a fire hydrant at the site. Unfortunately, the plumber did not install it correctly. The builder received a desperate call in the middle of the night concerning flooding from the hydrant. 40,000 gallons of water leaked into the home basements, resulting in 4-6 inches of damaging standing water. The completed home suffered more - fixture and carpet damage!
Theft:
An apartment building was set to be finished once windows were installed. Before that occurred, thieves made their way into the property via the basement's steel door and stole 2 stoves, 3 refrigerators, a water meter, copper pipes and two gas-fired boilers. The thieves also left behind a damaged door and walls. The building sale was delayed by two weeks so that repairs could be made and replacements could be purchased.
Vandalism and Malicious Mischief:
Mischief-seeking vandals entered a soon-to-be completed building by shattering the windows on the second floor. They also damaged the floor tiles on that story.
